1. WHERE IS THE PROPERTY LOCATED?
Conveniently located in Southeastern Wyoming, near the historic town of
Laramie. Laramie River Ranch offers country living with full-scale
cities nearby. Importantly, Laramie River Ranch encompasses the best of
Wyoming with easy access to an abundance of recreational activities.

2. WHAT DOES THE PROPERTY LOOK
LIKE?
Each ranch has its own unique characteristic. Every parcel offers
grassy and gently rolling topography. Mountain views are seen from all
areas of the ranch. Many of the parcels offer water views. In addition,
each parcel has numerous building envelopes, which allow you to
position that perfect country home.
3. WHAT TOWNS ARE CLOSEST TO THE
PROPERTY AND WHAT KIND OF FACILITIES ARE AVAILABLE?
The small town of Rock River is a quaint country town with an
Elementary, Middle and High School. You can find just about anything
from groceries to fishing tackle at the towns General Store.
4. WHAT IMPROVEMENTS HAVE BEEN
MADE?
A qualified surveyor registered in the State of Wyoming has accurately
surveyed all of the individual ranch properties and recorded a survey
within Albany County. All property corners are clearly marked.
Additionally, graded roads have been built for easy access.
5. WHAT ARE MOST PEOPLE PLANNING
TO DO WITH THEIR LAND?
Most property owners feel that Laramie River Ranch is a good
opportunity to own a large yet affordable piece of Wyoming to use now
or to hold for the future. Some of the owners plan to make their
property into a second home. Many plan to pass it down to their
children or grandchildren.
6. WHAT ABOUT WATER?
Water for your ranch is to be provided by individual wells on your own
parcel at your cost. Local well driller information can be provided
upon request.
7. WHAT ABOUT UTILITIES?
Utility easements have been established throughout Laramie River Ranch
to allow for the extension of electricity along the parcel boundaries.
People wishing alternative power can also use propane gas and/or
generators for refrigerators, cooking and heating purposes. Solar and
wind power technology is also an excellent alternative form of energy.

8. WHAT IS THE PROPERTY ZONED AND
WHAT ARE THE PROPERTY TAXES FOR A PARCEL?
The zoning at Laramie River Ranch is currently
Agricultural-Residential. The annual property taxes on a 35
acre ranch parcel calculate to approximately $70 per year.
9. TO WHOM DO I MAKE MY PAYMENTS
AND HOW WILL I KNOW I HAVE RECEIVED PROPER CREDIT FOR MY PAYMENTS?
Payments will be made to a contract servicing agent currently Powell
Title and Escrow located in Laramie, Wyoming. They will properly
service your account and process all your payments. The title company
acting as a third party will keep track of your balance and payments at
all times and will indicate when the purchase price is paid in full.
10. MAY I USE THE LAND WHILE
I’M PAYING FOR IT AND WHEN DO I RECEIVE A DEED TO MY
PROPERTY?
As soon as your paperwork is processed, the land is yours to use as you
wish. Upon full payment of the purchase price for your property, the
title company will issue a deed to the property giving you free and
clear title and a title insurance policy on the property you have
purchased.
11. CAN I RESELL MY PROPERTY IN
THE FUTURE AND MAKE A PROFIT?
While there is no guarantee of profit from any land sale, history has
proven that prices on ranch properties have generally increased. We
believe there are many reasons for this upward trend, including
inflation, population growth, a decreasing supply of land, and the
public's desire for a more natural environment.
12. IS THERE A PROPERTY OWNERS
ASSOCIATION OR ANY RESTRICTIONS ON THE PROPERTY?
The developer has established the Laramie River Ranch Property Owners
Association whose main purpose is to maintain the roads within Laramie
River Ranch. Maintaining the access roads within the development will
allow our property owners proper access to their parcels in the future
and help to enhance and preserve property values. The Association
currently has dues of $120.00 per year per ranch property. In an effort
to help protect the natural beauty and to enhance and help protect the
future value of all the ranch properties, the developer of Laramie
River Ranch has recorded some protective guidelines (i.e. Covenants,
Conditions and Restrictions (C.C.R.'s), which are readily available for
review.
13. WHO PAYS CLOSING COSTS AND
TITLE INSURANCE?
The developer of Laramie River Ranch will pay all closing costs as well
as the title insurance premium. 100% of your down payment is used
toward the purchase of your property.
14. IS THERE A PENALTY FOR PAYING
OFF MY LAND EARLY?
There is no prepayment penalty. Your monthly payment is applied to your
account balance using simple interest on the unpaid balance. Extra
monthly payments will be applied directly to the principal. This lowers
your balance, reducing the interest you pay on your purchase.
15. WHAT KIND OF DISCOUNTS ARE
AVAILABLE?
We offer incentives for cash and multiple parcel purchases. Contact
your ranch representative for details.
16. WHAT IS MY DOWN PAYMENT AND
HOW DO I KNOW I QUALIFY TO BUY?
A 20% down payment is required for 100% guaranteed no qualifying
financing. Contact your ranch representative for detailed breakdown of
financing options.
17. WILL I BE PRESSURED TO BUY?
Absolutely not, our “No Pressure Policy” is always in effect. Laramie River Ranch could practically sell itself. A knowledgeable ranch representative is always available to take your call and answer any questions you might have.
